A Statval is an assessment of a residential property generated by a computer model which relies on publicly available statistical data, combined with Propell’s own analysed data and then reviewed by a Senior Valuer. From $165.
This is an office-based estimate of value using our local knowledge and expertise with information from our nationwide property database performed only by one of our Senior Valuers. From $220.
A Restricted Assessment is a process where a Valuer is armed with all the property’s details and market research including comparable sales evidence and views the property from the street front. From $275.
A Full Valuation includes a comprehensive inspection of the property where all relevant fixtures and features are detailed and the improvements measured to ascertain floor areas. From $385.
A Statval is an assessment of a residential property generated by a computer model which relies on publicly available statistical data. An address is imputed into the system, which generates an assessment of the property based on a range.
Our assessment uses this as a basis, however, all our analysed sales and valuation data has been imputed into the model to supplement this publicly available data. Our data totals over 1,000,000 analysed records. This ensures a higher degree of accuracy. In addition to this, this Statval assessment is reviewed by a Senior Valuer who works in that location and market type to ensure that no major error has been made by the computer model.
A Statval is very useful to establish a realistic value range for a property you may be considering to ensure it is in your price range. These assessments can be completed within one hour during work hours and at a very economical cost.

Desktop Assessments are only carried out by Senior Valuers with a wide range of experience over multiple areas. Therefore having been exposed to more than one market place and one market cycle, ensuring they have the ability to assess, analyse and interpret differing markets.
Upon receipt of a request a file will be produced as per a conventional valuation. A detailed sales search would be carried out from Commercial Data providers.
As well as use of the best available technology in relation to satellite, aerial photography or streetscape mapping to view the property and the surrounding development and location. The assessment is based on as much detail as the Valuer can possibly obtain without physically inspecting the property. This assessment will have a greater degree of accuracy than the Statval and can still be done within a relatively short time period.

This allows the Valuer to make a more hands on assessment than they can via a Statval or a Desktop. This style of assessment is used when you are serious about a property, however, do not want the agent or owner to know your intentions.

This style of valuation is used where a decision is in the balance or your confidence level requires a professional opinion to allow you to make an informal, unemotional decision.
